December Housing Update for Scarborough ME


23 homes sold in Scarborough Maine during November. This reflected a 10% increase in sales volume compared to the same time frame a year ago, and a 21% increase since the previous month. The median price for Scarborough homes sold in November was 330K, which was down 1% compared to November 2010. The average number of days on the market for homes that sold in Scarborough was 68 – down slightly from last year at this time.

Freeport Maine Housing Report for November 11


The month of October saw 9 homes sold in Freeport Maine. This is a 200% gain in number of homes sold compared to October of 2010. Median pricing was 238K, a 13% yearly decline, although with a small sample size this should be taken with a grain of salt. Days on the market have been decreasing to 46 in October – continuing a downward trend during the past few months.

Brunswick Housing Update for Nov. 2011

For the month of October 2011, there has been a 24% drop in sales volume since the year before. With 13 sales during the month of October, this was also a 19% drop since September 2011. The average price has risen by 15% year over year to 205K. This is also a 16% yearly increase.

3rd Quarter Housing Report for Bath Maine

The Bath Maine residential real estate market saw a 31% increase in transaction volume for the 3rd Quarter of 2011. A total of 21 sales were made during this quarter, giving the town of Bath an above average increase in sales for the region – coastal and southern Maine saw an average 20% increase in sales. Prices for Bath properties dropped 16% year over year to 122K while through coastal Maine pricing was stable. List to sales ratio in the area has been around 97%, so if priced properly a home in Bath will sell at fair market value.

Housing Update for Condos in Portland ME September 2011

Downtown PortlandThrough the month of August 2011, the market for condos in Portland Maine saw a 1% decrease in average price compared to August of 2010. This left the average price of Portland condos at 191K. A total of 12 condo sales were made, which was a 29% decrease from the previous month. As a whole, stable volume and some lower pricing year over year reflect increasing value in the greater Portland area as buyers continued to purchase over the summer months.

Cape Elizabeth HomesThe Cape Elizabeth Maine residential real estate market has seen no change in sales volume year over year, with 12 homes sold in August of both 2010 and 2011. Sales reflect a slight decrease month over month as 15 homes were sold in July 2011. Average price has decreased by 22% month over month to 320K for August. Through the greater Portland area stable volume and lower prices in the summer months have encouraged sales.

Back Cove Portland Maine - A Neighborhood Feature

The Back Cove neighborhood is located along Portland’s tidal basin to the east of Portland’s Deering community and Forest Avenue. Phippsburg ME Housing Update August 2011

The real estate market in Phippsburg Maine has seen a decrease in available inventory, from July of 2010 to July 2011. There has been no change in the number of sales – with 3 for July of this year and 2010. No homes were sold in June of this year in Phippsburg. Average price has dropped to 285K for July, but with a small sample, it is difficult to assess meaning specific to the town of Phippsburg. In general, stable markets in coastal Maine led by lower interest rates make Phippsburg a great small town to relocate.

Homes in the East End Portland METhe real estate market for condos in Portland ME has seen a decrease in inventory sold from July of 2010 to July 2011. In July 2011 a total of 17 condos were sold. This was a 29% drop in the number of condos sold year over year, but there was a month over month increase of 21%. Median price has climbed 2% year over year to 204K in July 2011. Stable markets in southern ME led by lower interest rates make Portland an excellent place to relocate.

Westbrook Maine August 2011 Housing Update

The market for homes in Westbrook ME has seen a decrease in inventory on the market year over year. In July 2010, a total of 154 homes were on the market, while in July 2011 just 102 homes were on the market. There was a 29% decrease in homes sold year over year, with 12 transactions in July 2011. Median price has risen 43% year over year to 221K in July 2011. Stable markets in southern Maine led by lower interest rates make Westbrook a great place to relocate.

2nd Quarter 2011 Yarmouth Maine Housing Update

The housing market in Yarmouth, ME has increased in median price to 299K for an 18% gain in the 2nd quarter of 2011 compared to 2010 numbers. Although 38 homes were sold in the second quarter last year, just 24 homes sold this quarter so transaction volume decreased by 37%. The number of homes that have sold has been lower this quarter, but this reflects the success of last year’s tax credit program for home buyers – transaction volumes are more similar to 2009.

Westbrook Maine 2nd Quarter 2011 Housing Update

For the second quarter of 2011 the residential home market of Westbrook Maine has seen a 47% decrease in transaction volume. 31 homes sold this quarter in Westbrook compared to the 58 a year prior in the 2nd quarter. This decrease can largely be accounted for by last year’s tax credits for home buyers. Since the 2nd quarter of 2010, Westbrook home prices have decreased by 15%, to an average of 154K.

2nd Quarter 2011 Housing Update for Cape Elizabeth ME

Fort Williams Park, Cape Elizabeth METhe residential real estate market for Cape Elizabeth Maine has seen a decrease in transaction volume in the second quarter of 2011. Cape Elizabeth sales transactions are down 12% from their 2010 2nd quarter level with just 38 homes sold this quarter. The difference can largely be accounted for by the 2010 tax credits for home buyers which enticed many people to buy, artificially inflating numbers for the year. Cape Elizabeth home prices have risen by 20%, up to an average of 411K this year since the 2nd quarter of 2010.

Bath ME June 2011 Residential Real Estate Report

Bath has seen a significant increase in residential real estate inventory this month like many towns on the coast of Maine. 89 homes in Bath were up for sale in May 2011, but starting the beginning of June 106 homes are now available. In May 2011, 9 homes were sold. This reflects a 36% decrease for the year, but an 80% increase month over month. Lower sales may still reflect the residual effects of last year’s tax credit program, but there is overall improvement. The average number days a home will remain on the market were 41 for April of this year, and 40 for this month so this reflects little change.

Portland Maine June 2011 Housing Update for Condos

A total of 21 condos were sold in Portland Maine during the month of May 2011. With 31 condos selling in Portland in May 2010, sales have decreased by 32% since last year. However, by month, the sales volume has increased dramatically, as only 10 condos were sold in Portland in April of this year! This indicates that last year’s first time home buyer’s tax credit may have artificially boosted sales, and these have returned to a more realistic pattern. With 161 condos for sale for the month of June inventory is up from 155 a month earlier. Average price remains stable at about 215K.


Activities like community gardening can provide an enjoyable way to get to know your neighbors and enjoy Portland’s common green spaces. With so much to offer, a condo can be a great housing option in Portland Maine, close to amenities and conveniences with many opportunities for community involvement.

Westbrook Maine Housing Report for May 2011

In the Westbrook Maine real estate market during the month of April, volume decreased 31% compared with April 2010, and 21% monthly. This illustrates that 11 residential properties sold at a median price point of 134K after sitting on the market for 162 days. The median sales price was down 27% compared with a year prior and 10% month over month. The Westbrook ME residential market volume has been lower than typical, but more cautious buyers in the marketplace and the comparative difference introduced to last year’s marketplace with the first time home buyer credit which bolstered the market can account for some of this difference. Inventory is increasing for the month of May.

May 2011 Housing Report for Falmouth, Maine

The Falmouth Maine residential housing market saw 12 residential transactions take place in April 2011, down from 17 in April 2010. This reflected a 20% month over month increase and 29% year over year decrease in sales. The median price in April 2011 was 356K compared with 415K in April 2010 although this reflects a small sample size more than of actual price depreciation; in fact April 2011 saw a gain from a 317k average price in the first quarter this year.

As home owners prepare for warm weather of the summer season, more homes are going on the market in May. With spring in the air, Falmouth has wonderful places to enjoy the sunshine. Just around town, or visit the Falmouth Nature Preserve, where you dog is welcome to hike with you!

The Yarmouth Maine residential real estate markets saw 7 transactions occur at a median price of 280K up from a 4% statistical price increase from April 2010, during the month ending April 2011. Overall this market remains stable. A few more houses available in April over March of 2010 reflect the general area trend that home owners often wait for warmer weather to sell. Freeport Maine Housing Report May 2011

The Freeport Maine residential real estate market saw 5 transactions close in April 2011. This was a statistical decrease of 29% compared with April 2010, although this may be a reflection of the success of the previous year’s first time buyer tax credit program. This year, sales were up 67% from March to April 2011 as the weather became warmer. Median prices in Freeport have risen from 195k in March to 380k in April this year, although this 95% monthly or 49% yearly jump comes from a small sample size.

Brunswick ME May 2011 Real Estate Report

For the month ending April 2011 the residential real estate markets of Brunswick, ME saw 10 condos and homes sell compared with 20 a year prior in April which represents a 50% volume decrease year over year. Housing prices in the Brunswick residential marketplace continue to stabilize with a statistical climb of 8% this month with the median price clocking in at 203K compared with 220K a year prior. The current inventory of homes on the market in Brunswick is slowly climbing, with 125 homes on the market in April of this year, compared to 115 just a month earlier.

South Portland March 2011 Housing Report

The real estate markets of South Portland Maine had a poor showing in February with only 10 homes and condos trading hands compared with 21 a year prior. Rough winter weather coupled with a slower market in general are most likely the 2 major factors. Pricing, however, continues to remain strong as the median price clocked in at 190K compared with 167K for the same time period in 2010. Given the smaller sample sizes this number is perhaps a bit skewed and in reality pricing is quite stable. Going forward with the spring upon us.. watch for improving conditions throughout the entire greater Portland region.

Harpswell March 2011 Home and Condo Report

For the month ending February 2011 the Harpswell housing market saw just 2 homes sell at a median price point of 560K. A year prior only 2 homes sold as well and in January of 2011 just 3 homes sold thus this coastal Maine real estate market continues to remain sluggish. Scarborough ME Housing Report January 2010

The Scarborough ME housing market posted average results in January as this market slowed down like much of the greater Portland real estate markets have done this winter. 11 residential transactions took place, down 8% year over year and 27% month over month. The median sold price clocked in at 294K which is almost identical to where it was in 2009.

The month of January saw 10 residential properties sell at a median price point of 222K. This represents a 9% volume decrease from the 11 that sold in January 2009 and an decrease of 23% from the number that sold in December. Pricing statistically was up 14% year over year, but this can be misleading and overall the market in housing market in South Portland remains stable.

2010 Freeport Real Estate Overview

Freeport Maine started of in 2010 with an inventory of 61 homes and a median price point of 205K. Jumping forward to December 2010, Freeport Maine closed out the year with an inventory of 72 homes and an average median price point of 240K. Taking a more comprehensive look at the Freeport ME housing statics we can see a lot of action took place throughout the year. Freeport Maine Real Estate ending 2010 with an average price point of 288K, showing that many months had a much higher median price price point, July 2010 finished the month with a yearly hight of 367K. Freeport Maine sold 85 homes this past year with a the highest amount of sales taking place in the 2nd quarter with 33 home sales, the highest month being June with 17 sales. Freeport started 2010 with a median days on the market of 81 and finished with an average of 72.

Brunswick Maine Real Estate 2010 Overview

With 2010 closed we thought it would be a good idea to take a closer look at the Brunswick home sales statistics this past year. Brunswick real estate finished the 4th quarter of 2010 with 46 home sales which helped close out the year with a total of 200 sales. The median price point for 2010 was 198K a number that reflects a small decrease from 2009 and 2008. The median days a house sat on the market in Brunswick was 93 for 2010. This number represents and over all decrease when compared to 2009. Taking a closer look at 2010 we can see that the second quarter of the year was the strongest with 76 home sales at an average price point of 216.
