November 2010 Bath Maine Housing Update

Homes in Coastal Maine are always a prime location to purchase real estate. One of the best coastal towns, in my opinion, to purchase real estate is Bath, Maine located on the Kennebec River. This past month Bath Maine homes for sale saw 11 transactions take place. These 11 homes had a median days on the market of 84, a pretty consistent number when looking back on 2010, where the 3rd quarter finished with an average of 74 days as the median day on market. The median price point for November 2010 reflected a rise when compared to the 1st, 2nd and 3rd quarter averages that finished at 117K, 134K and 145K respectively. However due to the small sample size and that October 2010 finished with a low of 116K as the average price point, I feel that the 4th quarter will post similar final numbers.

November Real Estate Update for Yarmouth, ME

Homes for sale in Yarmouth Maine had an average sales month in November when compared to the yearly numbers. There were 9 homes sold out of an inventory of 82. These homes had a median days on the market of 198. This seems like a very high number but due to the small sample size we must take this number with a grain of salt. The average price point for homes sold in November was 240K. A 16% decrease from October 2010 and a 3% increase from November 2009. Real Estate in Yarmouth Maine continues to prove itself as one of the top priced real estate markets in the greater Portland Maine area as its average price point is well above the neighboring towns of South Portland and Westbrook.

Real Estate in Phippsburg, ME November 2010 Update

Phippsburg Maine is a small coastal town located Sagadahoc County. The real estate market for Homes for Sale in Coastal Maine is always interesting to take a closer look at. Phippsburg Maine Real Estate is looking to set a very consistent record for the second half of 2010. The past 5 months have seen 3 homes sell each month. This past month in November had the median price rising compared to October 2010 but overall it saw a decrease compared to the 277K median price point of the third quarter and the 240K ending median price point of 2009. This past month of November had a median days on the market of 36, a significant decrease compared to the average of 108 and 140 in the second and third quarters of 2010.

Cape Elizabeth, Maine Real Estate Update - November 2010

Real Estate in Cape Elizabeth had a strong month this past November. Cape Elizabeth saw 10 homes sold, 4 more then the month of October 2010. The median price point this past month was 430K a sizable amount larger then Freeport, Yarmouth and Falmouth’s median price point of November 2010, proving that Cape Elizabeth continues to be a prime real estate location in coastal Maine. The third quarter posted a final median price point of 411 and it would not be a surprise if the fourth quarter finished at an even higher point. Compare to last year Cape Elizabeth’s median price point and number of homes sold has increased.

November 2010 -Brunswick - Coastal Maine Real Estate Update

In November 2010 Brunswick, Maine posted consisted real estate numbers when looking back over the year. The average price point of the 15 homes sold this past month was within 15K of the average price over the past year. The average days on market this past month was 103, this reflects a 36% increase from November 2009 making it seem that Maine Coastal real estate for sale is doing worse in 2010 then in 2009. It will be interesting to see where the market ends up at the end of the 4th quarter. Brunswick, ME is a great coastal town in Maine located in Cumberland County only 25 minutes north of Portland.

October 2010- Falmouth Maine Real Estate Update!

In October, 2010 the Real Estate Market of Falmouth, ME saw 6 residential sale transactions take place. These 6 homes sales unfortunately reflect a 70% decrease from October 2009 and a 57% decrease from September 2010. The homes for sale in Falmouth, Maine had a median days on the market prior to selling of 111 in October. This reflects a 79% increase from a year ago and a significant 42% increase from this past September. One reason for the low numbers reported in October is the median selling price. The Falmouth Maine Real Estate Market had an average sales price of 391K, an increase of 40% from last year and an increase of 19% from the month of September. This may be a sign that the greater Portland Maine Real Estate Market has not stabilized enough to start raising prices.

South Portland Real Estate Market Update - October

The South Portland Maine Real Estate Market had 15 home sale transactions take place last month in October. These sales had an average price of 180K with a median days on market of 19. This average 19 days on the market reflects a 46% decrease from September and a 34% decrease from last October. October 2010 was a very successful month for South Portland Homes for Sale. South Portland Maine had more sales then Cape Elizabeth, Falmouth and Freeport put together for this past month. The average sales price of October represents that the there may be a stabilizing in the South Portland Maine Real Estate Market. This median sales price for South Portland Maine down a small 3% from September of this year.

Portland Maine Condos October 2010 Market Update

The past month of October was not a very exciting one for the Condo Real Estate Market in Portland Maine. 8 condo sales took place with a 165K median price. Not only is this quite a low number it pales in comparison to the Portland Maine Home sales. Portland saw 26 homes sell in October, over three times the number of Portland Maine Condos. October Portland Maine Real Estate Market numbers also reflect condos are moving much slower on the market then homes, at this time Condos for Sale in Portland Maine have a median of 117 days on the market while Portland homes had a median of 65. One could take a look at these numbers and come to a conclusion that perhaps Portland Maine needs to offer its buyers more Condos for sale? Market Update for Portland Maine Homes for Sale

In October there were 462 condos and homes for sale in Portland, ME. 34 condos and homes sold in the month of October. These sale numbers show a 15% decline from last month's sales in and a 31% decline from last year's sales in the Portland Maine Real Estate Market. Taking a closer look at the pricing this past month, the median prices of homes and condos surprisingly rose 5% compared to last October; This increase can possibly reflect a lower number of first time home buyers in the Portland Maine area at lower pice points. In addition, the Portland Maine Real Estate market showed that the average home sat on the market for 83 days in the month of Ocotober, a 57% increase from last year and an even larger 66% increase from last month. Could this be a sign that prices may need to be lowered? It will be intriguing to see what the market does in the month of November.

Southern Maine Housing Market Update - October 2010

Having just run a leg of a 4 person relay race at the Maine Marathon, what better way to recover than to blog about the Southern Maine real estate markets! :) After a very slow beginning to the Fall season, it seems buyer traffic has picked up a bit as my phone has been ringing and a few more leads via the internet have come in.

From a pure statistical standpoint..median prices have risen in all the counties I follow including Cumberland, home to Cape Elizabeth and Portland, Sagadahoc, home to Bath, York to the south and Lincoln in the mid coast. Southern regions continue to see better volume overall, but all 4 counties have seen volume decreases since July and the start of the summer, largely due to falling first time home buyer demand.

Going forward I am optimistic the residential housing markets in Maine will continue to stabilize, volume will remain down historically and prices will not decrease further.

South Portland Maine August 2010 Housing Report

The month of August saw 28 residential properties sell at a median price point of 198K in South Portland Maine. This represents a 15% volume increase from the 18 that sold in August 2009 and an increase of 16% in prices. Both the days on market and inventory levels in August held relatively steady in South Portland as well. Overall the market fared much better in August than Portland which saw a 2% decrease in volume in the month of August.

Bath Maine Housing Report August 2010

The residential real estate markets of Bath Maine saw 4 transactions take place at a median sold price of 105K after sitting on the market for 86 days in August 2010. This represents a volume and pricing decrease over August 2009 of 50% and 30% respectively. Like most regions in mid coastal Maine.. the markets were slow throughout the summer months.

Westbrook Maine Housing Report August 2010

The Westbrook Maine residential real estate market saw 10 transactions close in August 2010, down 41% from August 2009 and down 41% from July of this year. Median pricing clocked in at 196K, up 6% from 2009 and up 26% from July 2010. Prices in Westbrook continue to stabilize, but the summer season was very sluggish compared with the strong Spring we experienced.

Scarborough Maine Housing May 2010

The southern ME housing market of Scarborough posted very strong results in the month of May 2010. 30 residential transactions took place compared with 17 in May 2009 representing a 76% volume increase year over year. The median sold price clocked in at 300K compared with 315K a year prior and 283K a month prior. The current inventory level hovered around 160 residential units.

Brunswick Maine Housing Report May 2010

For the month ending May 2010 the Brunswick ME real estate housing market saw 24 single family homes and condos sell at a combined median price point of 189K with each home sitting on the market for a median days on market of 112. In April 20 homes illustrating the regional trend of stabilization we are seeing. Year over year 10 homes sold in May 2009 at a median sales price of 184K representing a huge volume increase of 140% and pricing of 3%.

The Westbrook Maine residential real estate market saw 19 transactions close in May 2010 up 36% from May 2009 and up 19% from April of this year. The Bath ME real estate markets posted a dismal April with only 5 transactions taking place at a median price point of 150K after sitting on the market for just 29 days. This mid coastal Maine town is home to Bath Iron Works and offers great value for parties looking to relocate and live in a great community in close proximity to Portland. Housing Market Update Scarborough 2010

The residential real estate markets of Scarborough saw 24 transactions take place at a median sold price of 283K and a median days on market of 49 in April 2010. In March 2010 9 homes sold at a median price point of 253K and a year prior 10 homes sold at a median price of 302K. The market continues to benefit from low interest rates and many active buyers!

Harpswell Maine Housing March February 2010

The mid coastal communities of Harpswell Maine saw 2 residential real estate transactions occur in March 2010 which was the same as seen in March 2009. The median sold price for these 2 units was 400K. Overall the market continues to remain quiet, but hopefully the spring 2nd home buyer’s market will help change this over the coming months. For the month ending March 2010 Portland saw 59 transactions occur at a median price of 196K. This contrasts with 37 transactions occurring at a median price point of 192K in March 2010 and 42 homes selling at 210K in February 2010. Yarmouth ME March 2010 Real Estate report

For the month ending March 2010 the residential real estate markets of Yarmouth Maine saw 7 homes sell compared with 5 in February and only 2 in March of the previous year. Like other regions housing prices appear to have stabilized and volume continues to increase. Currently inventory homes on the market in Yarmouth rests at 70, up just a few from the month prior. In Falmouth ME in the month of March 2010 13 residential properties sold at a median sales price of 290K after sitting on the market for 85 days. For the month ending Feb 2010 residential real estate in Cumberland Maine saw 4 homes sell compared with 2 in January and only 1 in February 2009. For the month ending Feb 2010 the South Portland ME real estate housing market saw 21single family and condo residential transactions occur at a combined median price of 167K with each home sitting on the market for a median of 61 days. This represents a volume increase of 21% year over year and an increase of of 91% month over month. The median price decreased year over year by 6% further reinforcing the slight downward but for the most part stabilizing pricing for the region.

In January 2010 Lincoln ME real estate markets saw 9 transactions transpire at a median sales price of 248K compared with January 2009 where 10 homes sold at a median price point of 151K. Like many regions the holiday season couple with winter hibernation resulted in a very slow market. Westbrook ME real estate report

For the month ending January 2010 the Westbrook Maine real estate housing market saw just 5 single family homes and condo sell at a combined median price point of 228K with each home sitting on the market for a median days on market of 24. This represents a 50% decrease in volume from January 2009, but median prices year over year were up 23% and the days on market median was down 81%. Overall there continues to be a trend of stabilization in Westbrook markets despite the large fluctuations seen this past month.

Freeport Maine Housing Report Jan 2010

The residential real estate markets of Freeport Maine saw just 2 transactions take place at a median sold price of 520K and a median days on market of 81 in January 2010 contrasting with 0 homes selling in January 2009 and 4 in Decembe. This represents a transaction volume decrease of 50% and a pricing decrease of 7%. South Portland Real Estate Report 2010

For the month ending January 2010 South Portland saw 11 transactions occur at a median price of 194K. This contrasts with only 7 transactions occurring at a median price point of 218K in January 2009. The large volume increase, 57% year over year has been helped along by the historically low interest rates and Maine first time home buyers entering the market.

Sagadahoc Maine real estate 2009 Report

For the year ending 2009 the Sagadahoc Maine real estate markets saw 335 transactions transpire at an average sales price of 188K compared with 2008 that saw 289 homes and condo’s sell at an average price of 205K thus representing a volume increase of 16% and a pricing decrease of 8%. The inventory level for the region remains low however and hopefully the first time home buyer tax credit coupled with continued low interest rates will help propel this market and many others forward in the first half of 2010.
