The Westbrook Maine residential real estate market saw 45 transactions take place in Q1 2013, compared with 38 a year prior in 2012. Median pricing in Q1 2013 clocked in at 164 which the same median price we saw in Q1 2012. The average days on the market for homes sold in Westbrook were 61, which is down drastically from last year when the average DOM was 108.

Rockland Maine Real Estate Market Report for 2013

The Rockland real estate markets saw a total of 15 combined transactions occurred in Q1 2013, compared the a year prior when only 8 homes had been sold, reflecting an 88% increase.  Pricing continues to remain about the same going from 118K in Q1 2012 to 110 in Q1 2013.

Q1 Report on Bath Maine Real Estate

In Q1 2013, real estate in Bath Maine had 18 homes sold at a median price of 121K, representing a decrease of 25% from the year prior when 24 homes had been sold. During Q1 2012, the median home price was 117K which has grown 3% in Q1 2013.
Get Back on Your Bike is a yearly event in Bath that allows residents and visitors to “rediscover the health, economic, environmental, and psychological benefits of cycling. The workshop is to appeal those know about bike riding but may not have hopped on in years. Come on down May 9 @ 6-7:30pm.

Freeport ME Housing Report for 1st Quarter 2012

30 sales were made in the Freeport Maine residential real estate market during the 1^st quarter of the 2012 year. This quarter’s sales volume was 13% lower compared to the 1^st quarter of last year, and 38% lower than the last quarter of 2011. The median price of Freeport ME homes was 300K, which was 58% higher than during the same timeframe in 2011. Boothbay ME Housing Report for March 2012

During Feb 2012, 1 home was sold in Boothbay Maine. The median price point for a home in Boothbay was 350K, up from the yearly average of 221K in 2011. With only one home sold, it is difficult to draw conclusions about Boothbay Maine real estate trends. Such as it is, the town of Boothbay begins March with 87 homes for sale.

South Portland March 2012 Market Update

A total of 16 sales were made in South Portland ME residential real estate during in February. This was a 60% year over year rise in sales volume, and a 23% increase compared to one the previous month. Homes and condos in South Portland that were sold in February were on the market for an average of 67 days, down 50% month over month.

Feb. 2012 Phippsburg ME Housing Update

In the residential housing market of Phippsburg Maine, just 2 homes sold during the month of January 2012. This was a 100% increase in inventory sold, both month over month and year over year. The average number of days on the market for homes in Phippsburg sold in January was 104 – down 57% from last month. The median price point for Phippsburg homes was 378K, which was up 10% compared to the same time frame in the 2011 year.

The small town of Phippsburg has a limited number of homes on the market at any given time. Inventory has been up, with 52 homes for sale as of the beginning of February. Portland Maine Real Estate Wrap-up for Houses in 2011

During the 2011 year a total of 365 houses were sold in Portland ME.  This was a 9% decrease in sales volume from the previous year, which saw 400 homes sold. Inventories have been low through the region.  For the 2011 year, Portland homes averaged a 217K price. This was identical to the 2010 year.

December Housing Update for Scarborough ME

23 homes sold in Scarborough Maine during November. This reflected a 10% increase in sales volume compared to the same time frame a year ago, and a 21% increase since the previous month. The median price for Scarborough homes sold in November was 330K, which was down 1% compared to November 2010. The average number of days on the market for homes that sold in Scarborough was 68 – down slightly from last year at this time.

Freeport Maine Housing Report for November 11

The month of October saw 9 homes sold in Freeport Maine. This is a 200% gain in number of homes sold compared to October of 2010. Median pricing was 238K, a 13% yearly decline, although with a small sample size this should be taken with a grain of salt. Days on the market have been decreasing to 46 in October – continuing a downward trend during the past few months.

Brunswick Housing Update for Nov. 2011

For the month of October 2011, there has been a 24% drop in sales volume since the year before. With 13 sales during the month of October, this was also a 19% drop since September 2011. The average price has risen by 15% year over year to 205K. This is also a 16% yearly increase.

3rd Quarter Housing Report for Bath Maine

The Bath Maine residential real estate market saw a 31% increase in transaction volume for the 3^rd Quarter of 2011. A total of 21 sales were made during this quarter, giving the town of Bath an above average increase in sales for the region – coastal and southern Maine saw an average 20% increase in sales. Prices for Bath properties dropped 16% year over year to 122K while through coastal Maine pricing was stable. List to sales ratio in the area has been around 97%, so if priced properly a home in Bath will sell at fair market value.

Through the month of August 2011, the market for condos in Portland Maine saw a 1% decrease in average price compared to August of 2010. This left the average price of Portland condos at 191K. A total of 12 condo sales were made, which was a 29% decrease from the previous month. As a whole, stable volume and some lower pricing year over year reflect increasing value in the greater Portland area as buyers continued to purchase over the summer months.

The Cape Elizabeth Maine residential real estate market has seen no change in sales volume year over year, with 12 homes sold in August of both 2010 and 2011. Sales reflect a slight decrease month over month as 15 homes were sold in July 2011. Average price has decreased by 22% month over month to 320K for August. Through the greater Portland area stable volume and lower prices in the summer months have encouraged sales.

The real estate market in Phippsburg Maine has seen a decrease in available inventory, from July of 2010 to July 2011. There has been no change in the number of sales – with 3 for July of this year and 2010. No homes were sold in June of this year in Phippsburg. Average price has dropped to 285K for July, but with a small sample, it is difficult to assess meaning specific to the town of Phippsburg. In general, stable markets in coastal Maine led by lower interest rates make Phippsburg a great small town to relocate.

This was a 29% drop in the number of condos sold year over year, but there was a month over month increase of 21%. Median price has climbed 2% year over year to 204K in July 2011. Stable markets in southern ME led by lower interest rates make Portland an excellent place to relocate.
