Although 38 homes were sold in the second quarter last year, just 24 homes sold this quarter so transaction volume decreased by 37%. This decrease can largely be accounted for by last year’s tax credits for home buyers. Since the 2&lt;sup&gt;nd&lt;/sup&gt; quarter of 2010, Westbrook home prices have decreased by 15%, to an average of 154K.&lt;/p&gt;  &lt;p&gt;There is plenty going on this summer in Westbrook. &lt;a href="http://www.westbrookcommunitycenter.org/Adult-Programs.html"&gt;The Westbrook Community Center&lt;/a&gt; hosts programs for children and adults alike. In May 2011, 9 homes were sold. This reflects a 36% decrease for the year, but an 80% increase month over month. Lower sales may still reflect the residual effects of last year’s tax credit program, but there is overall improvement. With 31 condos selling in Portland in May 2010, sales have decreased by 32% since last year. However, by month, the sales volume has increased dramatically, as only 10 condos were sold in Portland in April of this year! This indicates that last year’s first time home buyer’s tax credit may have artificially boosted sales, and these have returned to a more realistic pattern. With 161 condos for sale for the month of June inventory is up from 155 a month earlier. This illustrates that 11 residential properties sold at a median price point of 134K after sitting on the market for 162 days. The median sales price was down 27% compared with a year prior and 10% month over month. The Westbrook ME residential market volume has been lower than typical, but more cautious buyers in the marketplace and the comparative difference introduced to last year’s marketplace with the first time home buyer credit which bolstered the market can account for some of this difference. This reflected a 20% month over month increase and 29% year over year decrease in sales. The median price in April 2011 was 356K compared with 415K in April 2010 although this reflects a small sample size more than of actual price depreciation; in fact April 2011 saw a gain from a 317k average price in the first quarter this year.&lt;/p&gt;  &lt;p&gt;As home owners prepare for warm weather of the summer season, more homes are going on the market in May. Rough winter weather coupled with a slower market in general are most likely the 2 major factors.  Pricing, however, continues to remain strong as the median price clocked in at 190K compared with 167K for the same time period in 2010. Given the smaller sample sizes this number is perhaps a bit skewed and in reality pricing is quite stable. One of the best coastal towns, in my opinion, to purchase real estate is Bath, Maine located on the Kennebec River. This past month &lt;a href="http://visitbath.com/wp-content/uploads/2010/10/Main-Street-Bath-Survey-2010-for-distribution.pdf"&gt;Bath Maine&lt;/a&gt; homes for sale saw 11 transactions take place. These 11 homes had a median days on the market of 84, a pretty consistent number when looking back on 2010, where the 3&lt;sup&gt;rd&lt;/sup&gt; quarter finished with an average of 74 days as the median day on market. The median price point for November 2010 reflected a rise when compared to the 1&lt;sup&gt;st&lt;/sup&gt;, 2&lt;sup&gt;nd&lt;/sup&gt; and 3&lt;sup&gt;rd&lt;/sup&gt; quarter averages that finished at 117K, 134K and 145K respectively. This reflects a 79% increase from a year ago and a significant 42% increase from this past September. One reason for the low numbers reported in October is the median selling price. The Falmouth Maine Real Estate Market had an average sales price of 391K, an increase of  40% from last year and an increase of 19% from the month of September. October Portland Maine Real Estate Market numbers also reflect condos are moving much slower on the market then homes, at this time &lt;a href="http://www.portlandmainehome.com"&gt;Condos for Sale in Portland Maine&lt;/a&gt; have a median of 117 days on the market while Portland homes had a median of 65. Taking a closer look at the pricing this past month, the &lt;span style="color: rgb(31, 73, 125); "&gt;m&lt;/span&gt;edian price&lt;span style="color: rgb(31, 73, 125); "&gt;s&lt;/span&gt; of  homes and condos surprisingly&lt;span style="color: rgb(31, 73, 125); "&gt; &lt;/span&gt;rose 5% compared to last October; This increase can possibly reflect a lower number of first time home buyers in the Portland Maine area at lower pice points. In addition, the Portland Maine Real Estate market showed that the average home sat on the market for 83 days in the month of Ocotober&lt;span style="color: rgb(31, 73, 125); "&gt;, &lt;/span&gt;a 57% increase from last year and an even larger 66% increase from last month. Median pricing clocked in at 196K compared with 173K in October 2008.  Pricing year over year was actually up 13% compared with its larger neighbor Portland whom saw a 9% decrease in median prices for the same period.  The residential markets continue to see healthy activity given the overall economic conditions. A significant reduction in the days on market was seen as well.
