The month of October saw 9 homes sold in Freeport Maine.This is a 200% gain in number of homes sold compared to October of 2010. Medianpricing was 238K, a 13% yearly decline, although with a small sample size thisshould be taken with a grain of salt. Days on the market have been decreasingto 46 in October – continuing a downward trend during the past few months.

The Bath Maine residential real estate market saw a 31%increase in transaction volume for the 3^rd Quarter of 2011. A totalof 21 sales were made during this quarter, giving the town of Bath an aboveaverage increase in sales for the region – coastal and southern Maine saw anaverage 20% increase in sales. Prices for Bath properties dropped 16% year overyear to 122K while through coastal Maine pricing was stable. List to salesratio in the area has been around 97%, so if priced properly a home in Bath willsell at fair market value.

2nd Quarter 2011 Yarmouth Maine Housing Update

The housing market in Yarmouth, ME has increased in median price to 299K for an 18% gain in the 2nd quarter of 2011 compared to 2010 numbers. Although 38 homes were sold in the second quarter last year, just 24 homes sold this quarter so transaction volume decreased by 37%. The number of homes that have sold has been lower this quarter, but this reflects the success of last year’s tax credit program for home buyers – transaction volumes are more similar to 2009.

Westbrook Maine 2nd Quarter 2011 Housing Update

For the second quarter of 2011 the residential home market of Westbrook Maine has seen a 47% decrease in transaction volume. 31 homes sold this quarter in Westbrook compared to the 58 a year prior in the 2^nd quarter. This decrease can largely be accounted for by last year’s tax credits for home buyers. Since the 2^nd quarter of 2010, Westbrook home prices have decreased by 15%, to an average of 154K.

The residential real estate market for Cape Elizabeth Maine has seen a decrease in transaction volume in the second quarter of 2011. Cape Elizabeth sales transactions are down 12% from their 2010 2^nd quarter level with just 38 homes sold this quarter. The difference can largely be accounted for by the 2010 tax credits for home buyers which enticed many people to buy, artificially inflating numbers for the year. Cape Elizabeth home prices have risen by 20%, up to an average of 411K this year since the 2^nd quarter of 2010.

Bath ME June 2011 Residential Real Estate Report

Bath has seen a significant increase in residential real estate inventory this month like many towns on the coast of Maine. 89 homes in Bath were up for sale in May 2011, but starting the beginning of June 106 homes are now available. In May 2011, 9 homes were sold. This reflects a 36% decrease for the year, but an 80% increase month over month. Lower sales may still reflect the residual effects of last year’s tax credit program, but there is overall improvement. The average number days a home will remain on the market were 41 for April of this year, and 40 for this month so this reflects little change.

Portland Maine June 2011 Housing Update for Condos

A total of 21 condos were sold in Portland Maine during the month of May 2011. With 31 condos selling in Portland in May 2010, sales have decreased by 32% since last year. However, by month, the sales volume has increased dramatically, as only 10 condos were sold in Portland in April of this year! This indicates that last year’s first time home buyer’s tax credit may have artificially boosted sales, and these have returned to a more realistic pattern. With 161 condos for sale for the month of June inventory is up from 155 a month earlier. Average price remains stable at about 215K.

Activities like community gardening can provide an enjoyable way to get to know your neighbors and enjoy Portland’s common green spaces. In the Westbrook Maine real estate market during the month of April, volume decreased 31% compared with April 2010, and 21% monthly. This illustrates that 11 residential properties sold at a median price point of 134K after sitting on the market for 162 days. The median sales price was down 27% compared with a year prior and 10% month over month. The Westbrook ME residential market volume has been lower than typical, but more cautious buyers in the marketplace and the comparative difference introduced to last year’s marketplace with the first time home buyer credit which bolstered the market can account for some of this difference. Inventory is increasing for the month of May.

May 2011 Housing Report for Falmouth, Maine

The Falmouth Maine residential housing market saw 12 residential transactions take place in April 2011, down from 17 in April 2010. This reflected a 20% month over month increase and 29% year over year decrease in sales. The median price in April 2011 was 356K compared with 415K in April 2010 although this reflects a small sample size more than of actual price depreciation; in fact April 2011 saw a gain from a 317k average price in the first quarter this year.

The Freeport Maine residential real estate market saw 5 transactions close in April 2011. This was a statistical decrease of 29% compared with April 2010, although this may be a reflection of the success of the previous year’s first time buyer tax credit program. This year, sales were up 67% from March to April 2011 as the weather became warmer. Median prices in Freeport have risen from 195k in March to 380k in April this year, although this 95% monthly or 49% yearly jump comes from a small sample size.

For the month ending April 2011 the residential real estate markets of Brunswick, ME saw 10 condos and homes sell compared with 20 a year prior in April which represents a 50% volume decrease year over year. Housing prices in the Brunswick residential marketplace continue to stabilize with a statistical climb of 8% this month with the median price clocking in at 203K compared with 220K a year prior. The current inventory of homes on the market in Brunswick is slowly climbing, with 125 homes on the market in April of this year, compared to 115 just a month earlier.

South Portland March 2011 Housing Report

The real estate markets of South Portland Maine had a poor showing in February with only 10 homes and condos trading hands compared with 21 a year prior. Rough winter weather coupled with a slower market in general are most likely the 2 major factors. Pricing, however, continues to remain strong as the median price clocked in at 190K compared with 167K for the same time period in 2010. Given the smaller sample sizes this number is perhaps a bit skewed and in reality pricing is quite stable. Going forward with the spring upon us.. watch for improving conditions throughout the entire greater Portland region.

2010 Freeport Real Estate Overview

Freeport Maine started of in 2010 with an inventory of 61 homes and a median price point of 205K. Jumping forward to December 2010, Freeport Maine closed out the year with an inventory of 72 homes and an average median price point of 240K. Taking a more comprehensive look at the Freeport ME housing statics we can see a lot of action took place throughout the year. Freeport Maine Real Estate ending 2010 with an average price point of 288K, showing that many months had a much higher median price price point, July 2010 finished the month with a yearly hight of 367K. Freeport Maine sold 85 homes this past year with a the highest amount of sales taking place in the 2nd quarter with 33 home sales, the highest month being June with 17 sales. Freeport started 2010 with a median days on the market of 81 and finished with an average of 72.

With 2010 closed we thought it would be a good idea to take a closer look at the Brunswick home sales statistics this past year. Brunswick real estate finished the 4th quarter of 2010 with 46 home sales which helped close out the year with a total of 200 sales. The median price point for 2010 was 198K a number that reflects a small decrease from 2009 and 2008. The median days a house sat on the market in Brunswick was 93 for 2010. This number represents and over all decrease when compared to 2009. Taking a closer look at 2010 we can see that the second quarter of the year was the strongest with 76 home sales at an average price point of 216.

November 2010 Bath Maine Housing Update

Homes in Coastal Maine are always a prime location to purchase real estate. One of the best coastal towns, in my opinion, to purchase real estate is Bath, Maine located on the Kennebec River. This past month Bath Maine homes for sale saw 11 transactions take place. These 11 homes had a median days on the market of 84, a pretty consistent number when looking back on 2010, where the 3^rd quarter finished with an average of 74 days as the median day on market. The median price point for November 2010 reflected a rise when compared to the 1^st, 2^nd and 3^rd quarter averages that finished at 117K, 134K and 145K respectively. However due to the small sample size and that October 2010 finished with a low of 116K as the average price point, I feel that the 4^th quarter will post similar final numbers.

Homes for sale in Yarmouth Maine had an average sales month in November when compared to the yearly numbers. There were 9 homes sold out of an inventory of 82. These homes had a median days on the market of 198. This seems like a very high number but due to the small sample size we must take this number with a grain of salt. The average price point for homes sold in November was 240K. A 16% decrease from October 2010 and a 3% increase from November 2009. Real Estate in Yarmouth Maine continues to prove itself as one of the top priced real estate markets in the greater Portland Maine area as its average price point is well above the neighboring towns of South Portland and Westbrook.

The median price point this past month was 430K a sizable amount larger then Freeport, Yarmouth and Falmouth’s median price point of November 2010, proving that Cape Elizabeth continues to be a prime real estate location in coastal Maine. The third quarter posted a final median price point of 411 and it would not be a surprise if the fourth quarter finished at an even higher point. Compare to last year Cape Elizabeth’s median price point and number of homes sold has increased.

In November 2010 Brunswick, Maine posted consisted real estate numbers when looking back over the year. The average price point of the 15 homes sold this past month was within 15K of the average price over the past year. The average days on market this past month was 103, this reflects a 36% increase from November 2009 making it seem that Maine Coastal real estate for sale is doing worse in 2010 then in 2009. It will be interesting to see where the market ends up at the end of the 4^th quarter. Brunswick, ME is a great coastal town in Maine located in Cumberland County only 25 minutes north of Portland.

October 2010- Falmouth Maine Real Estate Update!

In October, 2010 the Real Estate Market of Falmouth, ME saw 6 residential sale transactions take place. These 6 homes sales unfortunately reflect a 70% decrease from October 2009 and a 57% decrease from September 2010. The homes for sale in Falmouth, Maine had a median days on the market prior to selling of 111 in October. This reflects a 79% increase from a year ago and a significant 42% increase from this past September. One reason for the low numbers reported in October is the median selling price. The Falmouth Maine Real Estate Market had an average sales price of 391K, an increase of 40% from last year and an increase of 19% from the month of September. This may be a sign that the greater Portland Maine Real Estate Market has not stabilized enough to start raising prices.

South Portland Maine had more sales then Cape Elizabeth, Falmouth and Freeport put together for this past month. The average sales price of October represents that the there may be a stabilizing in the South Portland Maine Real Estate Market. Portland Maine Condos October 2010 Market Update

The past month of October was not a very exciting one for the Condo Real Estate Market in Portland Maine. 8 condo sales took place with a 165K median price. Not only is this quite a low number it pales in comparison to the Portland Maine Home sales. Portland saw 26 homes sell in October, over three times the number of Portland Maine Condos. October Portland Maine Real Estate Market numbers also reflect condos are moving much slower on the market then homes, at this time Condos for Sale in Portland Maine have a median of 117 days on the market while Portland homes had a median of 65. One could take a look at these numbers and come to a conclusion that perhaps Portland Maine needs to offer its buyers more Condos for sale? Market Update for Portland Maine Homes for Sale

In October there were 462 condos and homes for sale in Portland, ME. 34 condos and homes sold in the month of October. These sale numbers show a 15% decline from last month's sales in and a 31% decline from last year's sales in the Portland Maine Real Estate Market. Taking a closer look at the pricing this past month, the median prices of homes and condos surprisingly rose 5% compared to last October; This increase can possibly reflect a lower number of first time home buyers in the Portland Maine area at lower pice points. In addition, the Portland Maine Real Estate market showed that the average home sat on the market for 83 days in the month of Ocotober, a 57% increase from last year and an even larger 66% increase from last month. Could this be a sign that prices may need to be lowered? It will be intriguing to see what the market does in the month of November.

Southern Maine Housing Market Update - October 2010

Having just run a leg of a 4 person relay race at the Maine Marathon, what better way to recover than to blog about the Southern Maine real estate markets! :) After a very slow beginning to the Fall season, it seems buyer traffic has picked up a bit as my phone has been ringing and a few more leads via the internet have come in.

From a pure statistical standpoint..median prices have risen in all the counties I follow including Cumberland, home to Cape Elizabeth and Portland, Sagadahoc, home to Bath, York to the south and Lincoln in the mid coast. Southern regions continue to see better volume overall, but all 4 counties have seen volume decreases since July and the start of the summer, largely due to falling first time home buyer demand.

Going forward I am optimistic the residential housing markets in Maine will continue to stabilize, volume will remain down historically and prices will not decrease further.

The month of August saw 28 residential properties sell at a median price point of 198K in South Portland Maine. This represents a 15% volume increase from the 18 that sold in August 2009 and an increase of 16% in prices. Both the days on market and inventory levels in August held relatively steady in South Portland as well. Overall the market fared much better in August than Portland which saw a 2% decrease in volume in the month of August.

For the 4 counties followed - York, Cumberland, Sagadahoc and Lincoln - 3 out of the 4 saw significant volume increases relative to a year prior, a trend that has been continuing for the past 3-5 months however price decreases year over year in September were a bit larger than previous months as the median prices fell 18% in York and 25% in Sagadahoc although overall pricing is down about 10% on a rolling 3 month average. A significant reduction in the days on market was seen as well. Inventories in all 4 counties dropped as well.
