November 2010 Bath Maine Housing Update

Homes in Coastal Maine are always a prime location to purchase real estate. One of the best coastal towns, in my opinion, to purchase real estate is Bath, Maine located on the Kennebec River. This past month Bath Maine homes for sale saw 11 transactions take place. These 11 homes had a median days on the market of 84, a pretty consistent number when looking back on 2010, where the 3rd quarter finished with an average of 74 days as the median day on market. The median price point for November 2010 reflected a rise when compared to the 1st, 2nd and 3rd quarter averages that finished at 117K, 134K and 145K respectively. However due to the small sample size and that October 2010 finished with a low of 116K as the average price point, I feel that the 4th quarter will post similar final numbers.

November Real Estate Update for Yarmouth, ME

Homes for sale in Yarmouth Maine had an average sales month in November when compared to the yearly numbers. There were 9 homes sold out of an inventory of 82. These homes had a median days on the market of 198. This seems like a very high number but due to the small sample size we must take this number with a grain of salt. The average price point for homes sold in November was 240K. A 16% decrease from October 2010 and a 3% increase from November 2009. Real Estate in Yarmouth Maine continues to prove itself as one of the top priced real estate markets in the greater Portland Maine area as its average price point is well above the neighboring towns of South Portland and Westbrook.

Real Estate in Phippsburg, ME November 2010 Update

Phippsburg Maine is a small coastal town located Sagadahoc County. The real estate market for Homes for Sale in Coastal Maine is always interesting to take a closer look at. Phippsburg Maine Real Estate is looking to set a very consistent record for the second half of 2010. The past 5 months have seen 3 homes sell each month. This past month in November had the median price rising compared to October 2010 but overall it saw a decrease compared to the 277K median price point of the third quarter and the 240K ending median price point of 2009. This past month of November had a median days on the market of 36, a significant decrease compared to the average of 108 and 140 in the second and third quarters of 2010.

Cape Elizabeth, Maine Real Estate Update - November 2010

Real Estate in Cape Elizabeth had a strong month this past November. Cape Elizabeth saw 10 homes sold, 4 more then the month of October 2010. The median price point this past month was 430K a sizable amount larger then Freeport, Yarmouth and Falmouth’s median price point of November 2010, proving that Cape Elizabeth continues to be a prime real estate location in coastal Maine. The third quarter posted a final median price point of 411 and it would not be a surprise if the fourth quarter finished at an even higher point. Compare to last year Cape Elizabeth’s median price point and number of homes sold has increased.

November 2010 -Brunswick - Coastal Maine Real Estate Update

In November 2010 Brunswick, Maine posted consisted real estate numbers when looking back over the year. The average price point of the 15 homes sold this past month was within 15K of the average price over the past year. The average days on market this past month was 103, this reflects a 36% increase from November 2009 making it seem that Maine Coastal real estate for sale is doing worse in 2010 then in 2009. It will be interesting to see where the market ends up at the end of the 4th quarter. Brunswick, ME is a great coastal town in Maine located in Cumberland County only 25 minutes north of Portland.
